The Stay
Ground-floor king with ensuite and walk-in wardrobe and optional additional double bedroom and living area if sleeping 10. Upstairs: a superking master suite with sea-facing balconies, a double, and a twin. Two bathrooms, a utility room, and a cloakroom complete the layout.
The Location
Kingsgate sits on one of the prettiest stretches of the Kent coast - a string of chalk-cliff bays linking the seaside town of Broadstairs to the art and food scene of Margate. Just over an hour from London by train.
Botany Bay's chalk stacks and rock pools are at the foot of the cliffs. Kingsgate Bay is five minutes on foot. Joss Bay surf school, the North Foreland lighthouse, and the Viking Coastal Trail are all on the doorstep.

Before You Book
Yes - the 11-metre salt-water pool is heated and open from May through to September. It has a retractable cantilevered roof enclosure so you can swim in most weather.
Unfortunately not. The property is not suitable for pets of any kind.
Check-in is between 4pm and 10pm. Checkout is by 10am. Early or late check-in can sometimes be arranged - just ask.
Yes - secure off-road parking for up to five vehicles behind automatic electric gates. There is also an EV charger on site (honesty policy for use of charger - please enquire for further details).
Bed linen, towels, toiletries, a fully equipped kitchen, dishwasher, washing machine, Wi-Fi, a 77″ Smart TV, board games, and outdoor furniture. Everything you need for a comfortable stay.
The house accommodates up to 10 guests. For groups of up to 8, there is a super king master suite, one king room, one double room, and one twin room available. A fifth double bedroom with its own living area can be added on request, increasing the total capacity to 10 guests.
Yes - a charcoal BBQ is available on request (small charge for charcoal and cleaning). The garden terrace is a lovely spot for it.
The fastest route is by high-speed train from London St Pancras to Broadstairs - about 1 hour 20 minutes. By car it's roughly 1 hour 45 minutes via the M2 and A299. Full details in our travel guide.
No smoking or vaping inside the property. You're welcome to smoke outdoors in the garden.
Botany Bay is a two-minute walk down the cliff path. Kingsgate Bay is five minutes on foot. You're right on the coast.
